What is Unreal Engine 5:
Unreal Engine 5 is the latest 3D computer graphic game engine and design tool.
First developed by Epic Games in 1998, the latest installment of this intelligent video game engine features compatibility with next-generation video game consoles, such as the PlayStation 5 and XBOX Series X/S, and 3D image rendering technology, including Real-Time Ray Tracing.

Nanite:
Nanite is an intelligent algorithm that can import any detailed photographic material into games. Taking away the need for developers to create incredibly detailed assets from scratch, allowing for more detailed and realistic game worlds.
Lumen:
Just as the name suggests, Lumen is the technology behind creating stunning, realistic lighting, and shadows in video games.
Lumen’s algorithm is similar to that of NVIDIA’s Real-Time Ray Tracing, but can still achieve smooth, high-quality performance, even on older generation GPUs.
